As it was, ANC 1B struggled with supporting OP&#8217;s rezoning application demonstrated <a href=\"https:\/\/app.dcoz.dc.gov\/CaseReport\/ViewExhibit.aspx?exhibitId=312026\" target=\"_blank\" rel=\"noopener\">by their resolution<\/a> showing numerous concerns and conditions about the proposed singular high-density zone mapped <span style=\"font-size: large;\">onto the entire 2-acre site.<\/span><\/p>\n<div><span style=\"font-size: xx-large;\"><b><i>Black Neighbors of 1617 U Street<\/i><\/b> <a href=\"https:\/\/app.dcoz.dc.gov\/CaseReport\/ViewExhibit.aspx?exhibitId=333947\" target=\"_blank\" rel=\"noopener\">have been asking OP and the Zoning Commission<\/a> to consider <i>a customized special purpose zone<\/i> specifically for 1617 U Street as has happened at various large parcels around the city. <\/span><span style=\"font-size: large;\"><i><b>See expert memorandum on special purpose zones <a href=\"https:\/\/app.dcoz.dc.gov\/CaseReport\/ViewExhibit.aspx?exhibitId=333947\" target=\"_blank\" rel=\"noopener\">here<\/a><\/b>.<\/i><\/span><\/div>\n<div><span style=\"font-size: large;\">\u00a0<\/span><\/div>\n<p><span style=\"font-size: large;\">Black Neighbors of 1617 U Street, NW say that customizing a special purpose zone would provide for a far more thoughtful zoning approach to any future development at the site, ensuring much deeper affordability and family-sized housing. Designing a custom zone would also compel the Office of Planning to have meaningful open conversations with the affected community who have been so-far turned around and pushed aside in this zoning process:\u00a0 <i><a href=\"https:\/\/youtu.be\/_jLKYM-tanU\" target=\"_blank\" rel=\"noopener\">https:\/\/youtu.be\/_jLKYM-tanU<\/a><\/i><\/span><\/p>\n<div><\/div>\n<div>\n<div><span style=\"font-size: large;\"><b>###<\/b><\/span><\/div>\n<div><span style=\"font-size: small;\"><b>\u00a0<\/b><\/span><\/div>\n<\/div>\n<p><span style=\"font-size: large;\">More information here: <b><i><a href=\"https:\/\/savedcpublicland.org\/the1617project\/2024\/03\/27\/closing-arguments-submitted-against-the-luxury-upzoning-at-1617-u-street\/\" target=\"_blank\" rel=\"noopener\">https:\/\/savedcpublicland.org\/the1617project\/<\/a><\/i><\/b><\/span><\/p>\n<div><span style=\"font-size: small;\">Some background on 1617 U Street NW &#8212;<\/span><span style=\"font-size: small;\"> 2-acres of public land located at the foot of the Adams Morgan community and existing home of the Third District Police Station and Engine 9 DC Fire station.<\/span><\/div>\n<div class=\"gmail_quote\">\n<div dir=\"ltr\">\n<div><\/div>\n<div><\/div>\n<div><b>The Mayor&#8217;s Office of Planning <a href=\"http:\/\/www.ustreetair.com\/2023\/03\/13\/mayors-office-of-planning-application-to-upzone-1617-u-street-site\/\" target=\"_blank\" rel=\"noopener\">has filed an application to convey the right to build a downtown-sized building on the site per the MU10 zone district<\/a>.<\/b><\/div>\n<div><\/div>\n<div><b><a href=\"https:\/\/app.dcoz.dc.gov\/CaseReport\/ViewExhibit.aspx?exhibitId=331918\" target=\"_blank\" rel=\"noopener\">Ward One Councilmember Brianne Nadeau has gone on record<\/a><\/b> as facilitating the rezoning process and in favor of giving the land away for mostly luxury housing.<\/div>\n<div>The immediate residential context around the police and fire station (along 17th, V Street, and Seaton Street NW) includes two- and three-story rowhomes (<a href=\"https:\/\/planning.dc.gov\/sites\/default\/files\/dc\/sites\/op\/publication\/attachments\/Strivers_Section_Brochure_0.pdf\" target=\"_blank\" rel=\"noopener\">some dating back to the 1870&#8217;s<\/a>), including a longtime affordable Adams Morgan housing cooperative and a series of historic buildings owned by Frederick Douglass and his family.\u00a0 Many elders live nearby.<\/div>\n<div><\/div>\n<div><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/upload.wikimedia.org\/wikipedia\/commons\/4\/4c\/2000-2008_17th_Street%2C_NW.JPG\" width=\"468\" height=\"326\" \/><br \/>\nFrederick Douglass&#8217;
