Ave. corridor, is located in a new Comp Plan policy map designation called a \u201cFuture Planning Analysis\u201d area. Looking at the second map <a href=\"https:\/\/plandc.dc.gov\/page\/future-land-use-map-and-generalized-policy-map\">on this page<\/a>, you can view all the \u201cFuture Planning Analysis\u201d areas around the city as indicated on the new DC Comp Plan <a href=\"https:\/\/planning.dc.gov\/node\/574942\">Generalized Policy Map.<\/a><\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/ci5.googleusercontent.com\/proxy\/N5SGgkkwXC6T3kiSd0VWpJCHoC2t4ctTXBMh2ymKw3fqNGygQItNkHoFDaTY3LRygt21Y1-ND-3CJ-nvRhM0VctiR3yuHluYxxSIC4O0LqQDG_7-CVOWN-4PgQxP5Q3io8jhWfpgc27RE9QgJL0hyPIWV3ItAkDUI50bC8G-43XbPXgZZLswoJXvw2kDpOtNdnQYVRn48tNCRBx7=s0-d-e1-ft#https:\/\/planning.dc.gov\/sites\/default\/files\/styles\/callout_interior_graphic\/public\/dc\/sites\/op\/agency_content\/images\/DC-OP_logo_Lead.png\" alt=\"\" loading=\"lazy\"><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">The <a href=\"https:\/\/planning.dc.gov\/\">DC Office of Planning<\/a> created these areas on <a href=\"http:\/\/www.dcgrassrootsplanning.org\/maps\/\">DC\u2019s planning maps back in 2020<\/a> to respond to DC\u2019s good-planning advocates who said the Mayor wasn\u2019t doing the evaluations and impact study needed to substantiate all of the Comp Plan changes, including 200 million square feet of land set to be upzoned (<a href=\"http:\/\/www.dcgrassrootsplanning.org\/upfluming\/\">aka upFLUMed<\/a>) around the city. \u00a0<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Future Planning Analysis areas legally require additional study and small area planning before any property owner in that area (including the city) <a href=\"https:\/\/handbook.dcoz.dc.gov\/zoning-rules\/general-procedures\/map-amendments\/\">can go to the Zoning Commission to ask that their properties be upzoned for more density<\/a>. \u00a0<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong><a href=\"https:\/\/planning.dc.gov\/chevy-chase-small-area-plan\" data-type=\"link\" data-id=\"https:\/\/planning.dc.gov\/chevy-chase-small-area-plan\" target=\"_blank\" rel=\"noreferrer noopener\">CCSAP is the first such \u201cfuture planning analysis\u201d completed post-Comp Plan approval<\/a><\/strong>, thus fulfilling the new requirement.
