The DC Office of Planning submitted map and text amendment applications to the DC Zoning Commission that would create new mixed-use zones along Connecticut Avenue in Chevy Chase, DC were filed with DC’s Zoning Commission last week. The two proposed Chevy Chase Neighborhood Mixed Use zones include:
- The NMU-4/CC1 zone which would apply to most of the commercial corridor along Connecticut Avenue NW between Western Avenue and Livingston Street. The NMU-4/CC1 zone would allow mixed use, low-density commercial and moderate density residential uses, that is generally ground floor retail and residential above.
- The NMU-4/CC2 zone would apply only to the civic site along the avenue between Northampton Street and McKinley Street. This site is currently zoned MU-3A and R-1-B. The proposed zone follows Comprehensive Plan and Chevy Chase Small Area Plan recommendations for mixed-use and local public facility development at the DC-owned library and community center sites, including a moderate density level of housing.
